Property intelligence,
built for New Zealand.
The data on every NZ property already exists. It's just scattered across council sites, GIS viewers and PDFs. Landvio pulls it onto one live map — in plain English.
Landvio brings together local council district plans, LINZ title records, property ownership, hazard mapping — flood, coastal, liquefaction, landslide — planning overlays, infrastructure capacity and school zones, on one live map. Click any parcel to surface its full data profile in seconds.
It's built for the people doing the due diligence: property investors, developers, planners and regular folks who need answers fast — without trawling council records, downloading shapefiles or chasing multiple sources.
Our positioning is simple. Intelligence is what Landvio is. Data is what we give you. Know what you can build, what constrains a site, what services or hazards are present, and much more — before you commit.
Four things we don't compromise on.
NZ-native
Built for New Zealand from the ground up — NZ councils, LINZ titles, valuations, local hazard data and planning data. Not an overseas tool bent to fit.
Decoded, in plain English
District plan rules, qualifying matters, hazards, infrastructure, overlays — all translated into what you can actually do with a site. The site-specific knowledge, minus the friction.
Honest about limits
Where data is indicative or not available, we say so. We don't fake completeness, and we point you to professional advice when it matters. We are constantly auditing our data — but if you see something that's not right, tell us and we'll fix it.
One live map
Every layer on a single map. Search an address or by owner, click a parcel, read the full picture in seconds. No tab-juggling, no copy-pasting from PDFs, no more hours spent trawling district plans.
I'm Leighton, an engineer and developer with a passion for property and technology. Landvio started with a simple frustration: every time I looked at a property, I was bouncing between LINZ, council GIS viewers, confusing District Plans, and a stack of PDFs just to answer basic questions: What's the zoning? What services or constraints are present? Is it in a flood zone? What qualifying matters are relevant? What are the contributions? All in search of answering — what can I build?
The data existed — it was just scattered, jargon-heavy and slow to pull together. Landvio brings it onto one live map, in plain English, for any property in New Zealand.
Landvio is live — and we're shipping improvements constantly and expanding our reach. If something's missing or you'd like a new feature, tell us — I read every message.
Landvio is live. Data is sourced from LINZ, local councils, Quotable Value, MBIE, and regional authorities — updated nightly.
